HITC Sport understands Preston are keen to tie down the defender to a new deal.
Cunningham is entering the final year of his contract at Preston after signing a two-year contract on his arrival from Bristol City last summer.
The Republic of Ireland international has enjoyed a fantastic debut season for Simon Grayson's side and he was named as Players' Player of the Season as well as Fans' Player of the Season at the club's end of season awards.
Cunningham made 46 appearances in all competitions and played a key role in helping Preston to a successful campaign in their first season back in the Championship.
Cunningham's form has alerted several of Preston's Championship rivals with the likes of Queens Park Rangers, Wolverhampton Wanderers and Blackburn Rovers all keeping tabs on his situation.
Preston are keen to fend off any potential interest in Cunningham by offering him a long-term deal to keep him at the club.
Talks are thought to be at an early stage between both parties, but Preston remain confident of agreeing fresh terms with the former Manchester City youngster as they look ahead to next season.
