This would shave a substantial portion of the Berahino fee and even leave Spurs paying as little or less than £10 million for the striker - but both sides would likely have to compromise.
West Brom's interest in Townsend is complicated by Aston Villa and Newcastle also being keen, with The Mirror clear that Spurs want a sale and not a loan.
